Assembled, designed and entitled a 430-acre land development / subdivision project, including a comprehensive habitat conservation program, private cost-share agreements for off-site infrastructure, lot-line adjustments and land-swaps to facilitate right-of-way dedication (IOD) and design of an arterial roadway. Entitlements included General Plan amendments, zone changes, subdivision maps, environmental impact reports (EIR) and permits from USF&W (Sec 7 & 10-HCP), Regional Water Quality (Sec. 401), Army Corps of Engineers (Sec. 404) and State Fish & Wildlife (Sec. 1602).
COLINA ROBLES, LLC - Principal/Developer 1996 - 1999
Acquired and designed an environmentally constrained former agricultural property into a successful estate-lot subdivision for 28 homes, situated between a large wetland preserve and upland oak woodland.
EMERALD RIDGE & MAR VISTA - Principal/Developer 1994 - 1996
Assembled, designed and subdivided three ocean-view parcels into 170-residential lots. Project included design and private cost-share financing for an off-site arterial roadway, as well as coordination and funding support with a local school district for a new elementary school, and the city for a new regional park. Land acquisition included an all-cash purchase with a JV/participation loan from a homebuilder that received a First Right of Refusal for 50 lots .
HORNBURG TRUST - Asset Management & Trust Advisory
A multi-faceted project spanning 3 decades, serving as a real estate manager and Trust advisor to the family that brought Jaguar automobiles to the United States shortly after WWII. Services included real estate appraisals, Highest & Best Use and Alternatives Analyses, lease negotiations and sales of dealership properties in Santa Monica and West Hollywood - the original Jaguar Dealership location in the USA.

Upon sale of a completed land entitlement investment in CA, a commercial income property in the Phoenix area was acquired for a tax-deferred exchange (IRC Sec 1031). The Palo Verde Ranch is a 150-acre, 32-estate lot subdivision located in the Tanque Verde Valley of northeast Tucson, adjacent to the Coronado National Forest. BENTEQ served as the Development Partner for the landowner, providing subdivision design and permitting; construction of roads, bridges, utilities, gates, landscaping, amenities and all other lot-servicing improvements; CC&Rs with design guidelines; HOA formation, management and architectural review; marketing, sales and escrow management; legal, accounting and Trust management support.
